Many might not realise that there is a difference between an official valuation certificate and a real estate agent’s market assessment value of a property.

The former usually comes at a cost and is performed by licensed appraisers, while the latter is provided for free by RE/MAX Diamond and is equally effective for those hoping to sell their home at full market value.

An official valuation and a real estate agent’s market assessment both provide an indication of the property’s value based on the location, its condition, and multiple other factors.

The difference is that a property valuation can technically only be conducted by licensed appraisers, but all licensed real estate professionals will have the requisite expertise and access to information to provide a fair market assessment of your home’s value.

Property value is determined by three main factors: location, market conditions, and the home’s physical state.

Firstly, the location of a property is a critical determinant of its value.

Suburbs have their own price range, primarily dictated by past sales data.

However, this range can shift as demand for an area changes. Generally, more desirable and in-demand locations, often characterised by convenience, trendiness, beauty, or security, lead to higher property prices.

Secondly, property values are influenced by market dynamics, particularly the interplay between supply and demand.

When demand exceeds supply in a market, property prices tend to rise, while an oversupply of properties can lead to price drops.

Economic factors such as interest rates, inflation, and unemployment also affect demand, with rising interest rates often leading to decreased demand and lower property prices.

Finally, the physical condition and features of a home itself are instrumental in determining its value. Elements like the roof’s condition, the number of bathrooms, and property size are vital factors.

Furthermore, the visual appeal of a property, such as its overall aesthetic and presentation, can significantly impact its desirability and, consequently, its value in the eyes of potential buyers.
