With plans to launch in 2027, groundworks on a new premium-grade office park in Brackenfell is set to start within the next few months.
The CapeGate Office Precinct, a 50/50 joint venture between Giflo Property Developers and Som Group, will comprise three five-storey office buildings and 658 parking bays, positioned between the CapeGate Shopping Mall and Build It Warehouse along De Bron Road.

The R585 million commercial development, motivated by the suburb’s consistent residential and retail growth over the past decade, is set for completion in mid to late 2027.

The project was made possible after Hyprop Investments Limited granted the two developers exclusive development rights, which is part of the retail property giant’s longer-term strategy to strengthen CapeGate’s mixed-use profile.
The precinct will feature public courtyards, rooftop terraces with panoramic views, structured parking, and pedestrian pathways connecting to nearby shops, restaurants, and amenities. The development has received a 4-Star green rating, with groundworks expected to begin within the coming months.
The first phase of the CapeGate Office Precinct will offer 4114m² of four-storey office space at a gross rental rate of R290/m².
“CapeGate is one of the Western Cape’s most exciting growth nodes,” said Marilie Pretorius, development director at Giflo.
“The combination of strong residential expansion, improving infrastructure, the soon-to-be-constructed Cape Winelands Airport, and an increasingly diverse business community creates an environment in which demand for quality office space is growing. There is no identical premium office space offering like this currently in the area.”
