South African homeowners looking to sell their properties are discovering that solar power installations have shifted from luxury add-ons to essential selling features, with real estate professionals reporting faster sales and higher prices for energy-equipped homes.
As electricity tariffs continue climbing and load-shedding remains a persistent threat, buyers across the country are increasingly prioritizing homes with solar panels, inverters, and backup power systems – often viewing these features as non-negotiable rather than optional extras.
Eastern Cape leads energy-conscious buying trend
In Gqeberha, the demand for energy-resilient homes has become particularly pronounced, with buyers willing to pay premiums for properties equipped with sustainable power solutions.
“Buyers are not only prioritising homes with solar, inverters, and water-saving systems, but they’re also willing to pay a premium for them,” explains Carla Visagie, Sales Manager at REMAX Independent Properties. “These features have become strong selling points, often giving sellers a competitive edge and achieving faster sales at better prices.”
Properties lacking energy independence are increasingly viewed as requiring additional investment, potentially affecting both offer strength and time on market, Visagie notes.
KZN Coast developers respond to market demand
Along the KZN North Coast, the trend toward energy efficiency has prompted developers to integrate sustainable systems into new construction projects from the outset.
Kim Peacock, Broker/Owner of REMAX Dolphin Realtors, reports consistent patterns in the Ballito, Salt Rock and Sheffield areas: “Homes equipped with solar power, inverters, gas solutions, and energy-efficient appliances not only sell faster but consistently achieve higher offers – especially in premium estates and freestanding homes.”
New large-scale estates on the North Coast are now required to provide comprehensive energy infrastructure, including solar integration capabilities, smart metering, and backup systems.
“Energy-efficient design is no longer a luxury. It’s a market expectation, especially among semigrants, remote-working professionals, and retirees seeking stable and predictable costs,” Peacock explains.

Gauteng market demands water solutions too
In Gauteng, buyers are seeking comprehensive self-sufficiency solutions that extend beyond electricity to include water security.
Nadia Aucamp, Broker/Owner of REMAX All Stars, describes the investment in off-grid upgrades as both smart and necessary. “Features like full solar systems, inverters, gas appliances, and boreholes are not only highly desirable but also significantly increase a home’s value and marketability.”
The demand for sustainable solutions offers buyers peace of mind amid ongoing infrastructure challenges, with properties featuring these systems typically selling faster and at higher prices.
Western Cape focus shifts to compliance
While electricity supply remains more stable in the Western Cape, the region has developed its own set of priorities around solar installations, particularly regarding regulatory compliance.
Barbara Larney, Broker/Owner of REMAX Wine and Whales, emphasizes that proper certification has become crucial. “Eskom now requires all grid-tied systems to be registered, with proper certification and installation by licensed professionals. Non-compliant systems risk fines, disconnection and insurance issues.”
Larney advises buyers to always request proof of compliance to ensure their energy-saving investment adds genuine value and remains protected.
