Cape Town’s Atlantic Seaboard and City Bowl have achieved record-breaking property sales of R11.3 billion this year, representing a remarkable 26% increase from R8.9 billion in 2024.
Ross Levin, licensee for Seeff Atlantic Seaboard and City Bowl, described the performance as “absolutely phenomenal” with high demand, faster sales, and sellers achieving outstanding prices across both areas.
High-value properties drive growth
The luxury property sector, comprising sales above R20 million, emerged as the principal driver of growth, generating R4.2 billion in total sales value—a 61% increase compared to R2.66 billion in the previous year.
A total of 116 high-value sales above R20 million were concluded across both areas, including 16 sales exceeding R50 million and two surpassing R100 million. Seeff facilitated 30 of these premium transactions.
Camps Bay led transaction volumes in the over-R20 million category with 29 sales, followed by Bantry Bay and Fresnaye with 17 each, and the Waterfront with 10. The highest prices—both exceeding R100 million—were recorded in Clifton.
Record-breaking apartment sale
In the apartment market, a record-setting R65 million was achieved for a unit in Bantry Bay, sold by Seeff. The Waterfront precinct recorded particularly strong performance with an average transaction price surpassing R18 million.
Luxury sectional title units reached impressive price per square metre figures, with The Aurum in Bantry Bay achieving R169 713 per square metre, Penrith in the Waterfront reaching R160 615, and The Breakers in Mouille Point attaining R145 299.
International buyers return strongly
International buyers contributed approximately R2.8 billion to the market, representing 25% of overall sales value. Purchasers came predominantly from Germany, the UK, and Northern Europe, though buyers are now arriving from across the globe and the African continent.
Levin noted that international buyers are attracted to the “quality, coastal resort lifestyle, and architectural standards which compare to the world’s most sought-after property locations.”
City Bowl shows strong performance
The City Bowl area recorded notable performance with 16 sales above R20 million. Top prices reached R63 million in Higgovale, R46 million in Oranjezicht, and R44 million in Tamboerskloof.
Sectional title properties dominated the market, accounting for 75% of transactions, predominantly in the Central City.
Positive outlook for 2026
Looking ahead to the summer season, Levin reported that the area is “looking spectacular” with the Waterfront and hospitality areas already busy with visitors.
Significant cash investment and ongoing development, including new Waterfront expansions, continue to enhance the area’s desirability.
“The outlook for 2026 is favourable for sellers with good prices, and stock shortages due to high demand and limited supply,” Levin concluded.
