The new general valuation roll of properties in the Kouga municipal area has been completed, and is now open for inspection and the lodging of objections – in respect of any matter reflected in, or omitted from the valuation roll.
This includes the property value and category.
The municipality took receipt of the new general valuation roll, prepared by independent property evaluators, DDP Valuers, earlier this month as per the requirements of the Property Rates Act No. 6 of 2004.
The municipality does not conduct the evaluation process.
Kouga Executive mayor, Horatio Hendricks, said the valuation roll records all the properties within the municipal area, and forms the basis for the levying of property rates. Each property value is linked to its market value, which is the determinant of the rates payable by each owner.
“Information used to determine the market value includes the title deed of the specific property, the previous valuation roll, municipal financial data and GIS information.
“In certain areas the value of properties grew more than in other areas. The purpose of a general valuation roll is to align property values to the market within each area.”
The new general valuation roll for the financial years, July 2023 to June 2027, is available for inspection at municipal offices and on the municipal website, www.kouga.gov.za.
To object
A formal objection period will allow property owners the opportunity to raise queries or object to the new valuation of their properties.
All objections should be submitted directly to the Jeffreys Bay revenue division by hand, or by email at valuations@kouga.gov.za. Property owners will be issued with a reference number on receipt of their objection.
Objection forms are available at municipal offices and on the municipal website, www.kouga.gov.za – under Document Library/ General Valuation 2023/2027. Objections must be submitted by 15:00 on April 14, 2023. Late objections will not be considered.
